Where Have All The Cowboy Builders Gone

 

If you’re a regular reader of my articles you will know that one of my pet hates is cowboy builders. I am always going on about cowboy builders running off with client’s money, shoddy workmanship and the fact that you only get what you pay for. Well it would seem they’ve gone, I would like to think that I’ve frightened them all away and they’ve gone to pastures new, far away from here but I think it’s more likely to be the recession and the weak pound to blame. That’s not to say there are not still one a two about trying to con their way through life and generally making peoples lives miserable but the majority have gone. As a direct result of the current economical situation it would seem the general public are now thinking long and hard before spending money on alterations to their homes and once they have decided to carry out work, they want someone reliable and trustworthy to do it. The end result of this being less building work to go around and cowboy builders finding it increasingly more difficult to find work.

It is a true but sad fact that within the valley and surrounding areas the builders I consider as being reasonable can be counted on one hand; these are builders who will carry out a reasonable job for a reasonable price, have consideration for their client but more importantly not run off with the client’s money part way through the contract, as we have all seen so many times before. The good builders are now quite busy and I personally have a list of clients waiting for their work to be carried out, this being a complete turn around from the desperate situation a year ago.


So in conclusion, you are now far less likely to be turned over by some unscrupulous cowboy builder than you were a few years ago in the building boom, however if you are intending to carry out building works you should still be careful.
When choosing a builder please keep the following pointers in mind.

  1. Recommendation is always a good way of selecting your prospective builder.
  2. First impressions aren't always correct, but be aware of how the builder relates to you and vice versa because if chosen, they could be working at your home for several weeks or even months.
  3. Ask for a written fixed price detailed quotation together with references and remember a cheap price often means a cheap job.
  4. As in all businesses there is a shortage of good honest builders; the best builders are usually the most sought after and the busiest, therefore you may have to wait before they can start. If your chosen builder can start your job tomorrow ask yourself why.

The general rule of thumb is that you only get what you pay for; if you have cut your builder down on the price he will have undoubtedly reduced his costs as well, either on materials or in the way in which he has carried out a certain aspect of the building.
