Improve the Layout of your Home

 

The main reason home owners look to make large improvements to their homes is because they want to add to or maximise the space they have available.

 

Whilst extensions, replacement kitchens and bathrooms top the list of larger improvements, more and more home owners are opting for maximising the space they already have by actually changing the layout of their homes. Traditionally, Spanish property is usually badly laid out having small bedrooms and kitchens but on the other hand having areas of wasted space usually in the form of corridors, nayas and storage voids. Most of us have some part of our home that we are not happy with and would change if we could but generally feel that as it is bricks and mortar we can not do anything about it. Well this is not the case, in 90% of all proposed internal layout alterations there will be a solution to any potential structural problem.


Unlike many building works, the removal or altering the position of walls should only be carried out by a professional builder. Care will need to be taken in the planning stage to fully understand all of the structural aspects and possible complications of the task in hand. In the majority of cases temporary supports will need to be positioned allowing not only a safe working environment for the workmen but also giving continued structural integrity to the building whilst the operation is being carried out.


Whilst structural alterations may cause some temporary disruption and upheaval, the finished result could make all the difference to the space you have available, or in many cases, your perception of it.
If you are generally content with your home and the area you live in but there is some part that you are not happy with, why not alter it. Why be satisfied with second best, after all it is your home and the more comfortable you make it, the more content you will be living there.
Remember whatever structural work you carry out in your home, always take professional advice, you may also need to check with your local Town Hall about any permission required.


It is also important that you set yourself a budget from the outset and do your best to keep to it, be clear about how much you're paying your builder from the start. Do not accept estimates, as the final figure may vary vastly from the initial estimate, as with this type of project it is easy for costs to spiral once work has started. My advice is as always, only use a recommended professional builder and ask for a written fixed price quotation.
